We appreciate you following the Associations guidelines for architectural changes to your home and we are happy to see our homeowners improving the aesthetics and function of their homes.
If you are planning on making changes to the exterior of your home, please remember to obtain and submit an Architectural Change Request form, prior to making the change.
The Architectural Committee will review your form with regards to the standards laid out in the CC&R’s and the Rules and Regulations.
General Architectural Application
Applications must be submitted at least seven (7) business days prior to the Board Meeting, in order to be reviewed at that meeting. Please note that incomplete applications will not be reviewed.
Complete applications that are submitted within the timeframe noted above will be reviewed at a Board Meeting, generally held on the 2nd Tuesday of each month.
Garage Doors
- The garage door itself if the responsibility of the HOA to repair or replace.
- General maintenance, including cleaning, is the responsibility of the homeowner.
- Interior components, including the cables, tracks & garage door opener are the responsibility of the homeowner.
If your garage door will not open or close properly, you may call A Garage Door & Gate Store (619-561-9370) for service. Owners will be responsible for the cost of the service call if the problem is with a component that is the responsibility of the homeowner to maintain.
Patio Gates
- Patio & balcony gates require prior architectural approval.
- Gates must be either wood or pre-fabricated metal and must adhere to all gate specifications.
Patio Flooring
- Floor covering may be installed on downstairs patio floors only. Floor covering of any kind is prohibited on upstairs decks.
- Patio floor covering requires prior architectural approval, and must adhere to the approved guidelines, including the requirement to record an Architectural Modification Agreement with the county.
Satellite Dishes
- Free standing satellite dishes on your patio or balcony do not require architectural approval.
- Installation of any dish or antenna that is ATTACHED to the any part of the building (including fence or balcony rails) requires prior architectural approval and a deposit.
- Please note that dishes MAY NOT be attached to the roof in any way. Please see the rules and application below.
Air Conditioner Replacement
As with any improvement affecting the exterior aesthetic harmony of the community, an Architectural Improvement Application must be submitted and approved by the Architectural Committee prior to installation of any new A/C unit.
Hard Flooring - 2nd Floor Units
The pre-approved standard does not alter nor negate the requirement of submitting an architectural application for the Board's review/approval; however, it does provide the prerequisites for upgrading existing flooring in upstairs units.
- Approval must be obtained from the downstairs unit.
- Underlayment, with a minimum IIC rating of 71 & SCT rating of 68 must be installed, either cork or other noise reducing underlayment.
- Laminate flooring must be a minimum of 12 mm thick.
Window Replacement
Window replacement requires prior architectural approval and must adhere to the window guidelines. Please note that windows must be retrofit and installed from the inside of the unit.
Front Porch Light Fixtures
Homeowners are responsible for the maintenance, repair & replacement of the light fixtures outside your front door. Please see the guidelines below for fixture replacement.
- Front porch light fixtures are the responsibility of the homeowner.
- All fixtures must be kept in clean working condition. Fixtures must have bulbs and globes or covers installed.
- Colored light bulbs are not allowed. Bulbs must be clear or frosted white.
- Fixtures must meet the following standards:
- Prior Board approval must be obtained. A photo of the proposed fixture must be included with the architectural application.
- Fixtures must be no more than ten (10) inches in height.
- Fixtures must be a solid color (black, white, tan, silver or brass/gold only).
- Glass may be clear or frosted. Colored glass of any kind is not allowed.
- Fixtures with bare bulbs exposed are prohibited.
